I. General

WHERE IS SAN PATRICIO LOCATED?
It is located in tract III of the highway circumvallation, the intersection with the road Jaramijó Rocafuerte of the parish and Canton Jaramijó of the canton of Manabí

WHAT FACILITIES IS OFFERED?
The open streets and avenues surrounding the land lot, and the network of electricty and water.

WHAT DO I NEED IN ORDER TO OBTAIN CREDIT?
You only need to be an adult in age, to fill in a form with some personal information, and have a copy of personal identification and a certificate of voting. You will need to pay an intial payment, and also to sign the contract with a payment agreement.

DO I NEED A LAWYER TO BUY A LAND LOT?
No, the credit is direct and without intermediary.

IF I AM NOT A ECUADORIAN CITIZEN, CAN I STILL PURCHASE LAND?

II. Payment

HOW MUCH IS A LAND LOT WORTH?
This depends on the location and the surface area of the land lot. Land lots near to the main road have a superior value to those that are further down the end, however in general the price ranges from US$10, US$12, US$15 to US$20 each m².

HOW MUCH CAN I PAY EACH MONTH?
We finance depending on the budget of the client, and it can be repaid over a 24 months period. An initial payment of as little as $42.00 dollars or above is required, and the remaining amount in then divided into similarly equal monthly payments.

WHAT TAX DO I NEED TO PAY IF I BUY A PIECE OF LAND?
Once the total amount of the debt has been repaid, documents outling formal ownership in writing will be obtained. Depending on the measurements of the land lot, the municipality charges the appropriate amount of tax by law, and separately you would also pay the fees of notary and the registrar of the property. Annually you will need to pay the tax imposed on urban properties as specified by the law.

WHAT HAPPENS IF I FAIL TO PAY?
For non-fulfillment of payment of more than three times, an interest will be charged. If the overdue incurs for five months, you will automatically lose your initial quota, and the previous payment already made, and the deposit that you initially made.

AND IF I WANT TO TERMINATE THE AGREEMENT?
In the event of termination the client desists the contract, he/she will be returned with the value of the payment made so far, after interest and administrative cost has bee deducted.

 

III. Construction


WHEN CAN I BEGIN CONSTRUCTION?
Once the client possesses the land in writing, construction can begin.

DOES PACEDEL HAS ANY PLAN TO PROVIDE CREDIT FOR THE CONSTRUCTION OF THE HOUSE?
This is not likely, however starting from the year 2008, we will begin to provide existing house plans. Our clients can choose from these plans and obtain credits easier from private banks, Ecuadorian Institute of Social Security, MIDUVI, or plans of the current Government.

ARE THERE ANY RESTRICTIONS REGARDING WHAT I CAN OR CANNOT DO IN THE CONSTRUCTION?
No, the only restriction is not to build with enclosure, or to build houses with only canes or wood.
